With nearly 1 million people out of work in Washington State due to the Covid-19 pandemic, many tenants are unable to pay rent, and landlords are not receiving payments. In anticipation of a wave of eviction cases overwhelming Washington State Courts, the Eviction Resolution Pilot Program (ERPP)  was created with the passage of SB 5160.  This program will be available across the state.

The goal of SB 5160 and ERPP is to find ways to make landlords whole, keep tenants in their homes, and avoid a flood of Unlawful Detainer cases in the courts. Our role will be to help you find financial assistance and legal advice, and to develop agreed upon repayment plans for back rent owed. The new law requires that you attempt to resolve unpaid rent issues through the DRC, housing assistance organizations and free legal services before an Unlawful Detainer case can be filed with the courts. The Federal and State governments have funded this program so that such assistance will be free of charge to landlords and tenants.

Our ERPP Specialists will be able to tell you where to go for financial assistance, and where to go to find free legal advice. They will also help you negotiate repayment plans over the phone, or schedule you to meet with our mediators to work out a plan. Agreed upon repayment plans will be put in writing, and are legal and binding.  Due to grant funding all services provided under the ERPP are free of charge.
